Homeowners must be at least 62 years old and have significant equity in their primary residence. The home must meet program property standards.
The loan is typically due when the last borrower permanently moves out, sells the home, or passes away. Borrowers or heirs may also repay earlier if they choose to keep the property.
Heirs can keep the home by repaying the loan or sell the property to settle the balance. FHA-insured reverse mortgages are non-recourse, so heirs won’t owe more than the home’s value.
Yes. HUD-approved counseling is required so you understand how the loan works, its costs, and alternatives. You’ll receive a counseling certificate that is required for application.
Costs can include origination fees, mortgage insurance premiums for FHA-insured products, appraisal, and closing costs. Some fees may be rolled into the loan balance; we will provide a clear cost estimate up front. We have monthly incentives where you may qualify for up to $3000 in closing cost credits.
Generally, loan proceeds are not taxable income. However, funds that are invested and generate income may have tax consequences—consult a tax advisor for personalized guidance.
